Frequently asked questions
What is Cancun's Hotel Zone?
The Hotel Zone (Zona Hotelera) is the 14-mile barrier-island strip along Boulevard Kukulcán, between the Caribbean and the Nichupté Lagoon. It's where most of Cancun's beachfront resorts, all-inclusives, beach clubs, nightlife, and shopping live, and where most first-time visitors stay.
Hotel Zone vs Downtown Cancun — where should I stay?
Stay in the Hotel Zone if you want beach, resort pools, and walkable nightlife. Stay in Downtown Cancun (El Centro) for a more local feel, cheaper food, and quicker access to the bus terminal — but you'll need a bus or taxi to reach the beach.
Are Hotel Zone hotels all-inclusive?
Many are, but not all. The strip is a mix of all-inclusive resorts (Iberostar, Hard Rock, Hyatt Ziva, Moon Palace), EP/room-only hotels (Kempinski, JW Marriott, NIZUC), and adults-only properties (Le Blanc, Live Aqua, Secrets The Vine).
Is the Hotel Zone walkable?
Within a single resort cluster, yes. Between clusters you'll want the R-1 public bus (≈$1) that runs the full strip 24/7, or a taxi. The strip is too long to walk end-to-end.
When is the best time to book?
Rates spike Dec–Apr (high season) and during US spring break. Best value is typically May–early Jun and Sep–early Nov, outside hurricane peak. Book 8–12 weeks ahead for the best mix of price and room availability.
